How much is rent in my ZIP code?

Where is rent rising fastest?
Over the past year, rents rose fastest in:
- 32223 (Mandarin): +7.8%
- 32266 (Neptune Beach): +7.2%
- 32226 (Northside): +7.0%
- 32219 (Northwest): +7.0%
- 32082 (Ponte Vedra Beach): +5.2%
Over 10 years, the biggest jumps were in two very different places. Typical rent in 32209 in Northwest Jacksonville rose 92.1% since September 2016, from about $633 to $1,216, still the lowest on the list. 32082 in Ponte Vedra Beach rose 92.0%, from about $1,326 to $2,546.
Where is rent flat or falling?
A handful of ZIP codes saw rents dip slightly over the past year:
- 32202 (Downtown): −0.8%
- 32084 (St. Augustine): −0.6%
- 32095 (St. Augustine, north): −0.5%
- 32080 (St. Augustine Beach): −0.2%
Over three years, typical rent fell in 32224 on the Southside (−2.1%), 32073 in Orange Park (−1.5%), 32256 on the Southside (−0.4%) and 32084 in St. Augustine (−0.2%).
Several of those areas added a lot of new apartments in recent years, which gives renters more choices and keeps landlords from raising rents as fast.
How does Jacksonville compare with other Florida cities?
Jacksonville is still the most affordable big metro area in Florida for renters, and it's below the national typical rent.
| Metro area | Typical rent, Sept. 2026 | 1-year change | Change since 2016 |
|---|---|---|---|
| Miami | $2,654 | +1.8% | +71.1% |
| Tampa | $1,991 | +0.4% | +76.6% |
| United States | $1,932 | +2.7% | +57.7% |
| Orlando | $1,929 | +0.8% | +62.3% |
| Atlanta | $1,843 | +2.1% | +68.8% |
| Jacksonville | $1,680 | +2.2% | +62.5% |
| Gainesville | $1,641 | +2.0% | +76.0% |
| Tallahassee | $1,474 | +1.5% | +70.3% |
That's about $311 a month less than Tampa and $249 less than Orlando. But Jacksonville rents rose faster than Tampa's and Orlando's over the past year.
What happened to rent over the last 10 years?
Here's the typical Jacksonville-area rent every September:
| Year | Typical rent |
|---|---|
| 2016 | $1,034 |
| 2017 | $1,082 |
| 2018 | $1,137 |
| 2019 | $1,185 |
| 2020 | $1,240 |
| 2021 | $1,478 |
| 2022 | $1,610 |
| 2023 | $1,627 |
| 2024 | $1,630 |
| 2025 | $1,644 |
| 2026 | $1,680 |
The big jump came during the pandemic. From September 2020 to September 2022, typical rent rose 29.8%, or $370 a month. Since then, it has climbed much more slowly: 4.3% in four years.
How many people rent, and can they afford it?
Jacksonville:
- About 42% of households rent, roughly 167,000 households, according to Census estimates for 2020 to 2024.
- The median household income is $69,872 a year, or about $5,823 a month.
- At $1,680, the typical rent takes about 29% of that. Housing experts use 30% as the line for "affordable," so a typical Jacksonville household is right at the edge, and many renters, who usually earn less than homeowners, are past it.
St. Johns County:
- Only about 18% of households rent, about 20,600 households.
- The median household income is $109,839, or about $9,153 a month. The Census median rent there is $1,922.
- That's about 21% of income. Rents are higher in St. Johns County, but so are incomes.
What Florida law says renters are owed
Security deposits (Florida Statutes 83.49):
- If your landlord isn't keeping any of your deposit, they have 15 days after you move out to return it.
- If they plan to keep some of it, they have 30 days to send you written notice, by certified mail or email, explaining why.
- You then have 15 days after you get that notice to object in writing.
- Landlords must keep deposits in a separate Florida bank account or post a bond.
Month-to-month leases (Florida Statutes 83.57):
- Either side has to give at least 30 days' notice before the end of a monthly period to end a month-to-month lease.
- For week-to-week rentals, it's 7 days.

How we did this
Rents come from the Zillow Observed Rent Index for September 2026, the latest month available. It's a smoothed measure of typical asking rents for houses, condos and apartments. Census numbers come from the U.S. Census Bureau's QuickFacts, using American Community Survey estimates for 2020 to 2024.
