Jacksonville's typical home value was $350,574 in September 2026, down 0.1% from a year earlier and 5.4% below its September 2022 peak, according to Zillow. But across 59 ZIP codes in Jacksonville and surrounding communities, values ranged from $104,814 in ZIP 32209 to $854,444 in Ponte Vedra Beach's 32082 β€” a difference of nearly $750,000.

The regional average tells only part of the story. Some ZIP codes are reaching new highs, while others have lost more than 20% of their estimated value since the housing market peaked. In Duval County alone, the middle value among its 31 ZIP codes was $294,541.

Jax Times reviewed Zillow's September 2026 Home Value Index for 59 ZIP codes across Duval, St. Johns, Clay, Nassau, Baker and neighboring Bradford counties. The numbers show where values are highest, where prices have changed most and how today's market compares with both five and 10 years ago.

What is the typical home worth in Jacksonville right now?

The Jacksonville metropolitan area's typical home value has barely moved over the past year. Zillow estimated it at $350,898 in September 2025, compared with $350,574 this September β€” a decline of just $324.

That stability follows a much larger increase over the preceding decade. The metro's typical home was valued at $190,167 in September 2016 and $300,017 in September 2021. Even after the recent pullback, today's figure remains substantially higher than either benchmark.

The market is not moving uniformly. Of the 59 ZIP codes reviewed, 26 had lower values than a year earlier, and 12 were within 1% of their individual peaks. That means a buyer or seller's experience can differ substantially depending on the ZIP code.

One important distinction: Zillow's Home Value Index estimates the value of a typical home, including houses and condominiums. It is not the median price of homes sold during September, and individual properties can sell for more or less.

The most expensive Jacksonville-area ZIP codes

Ponte Vedra Beach's 32082 was the region's most expensive ZIP code, with a typical value of $854,444. Neptune Beach's 32266 followed at $790,731, while Ponte Vedra's 32081 ranked third at $663,405.

ZIP codeCommunityTypical value1-year change
32082Ponte Vedra Beach$854,444+2.9%
32266Neptune Beach$790,731+7.5%
32081Ponte Vedra$663,405-0.7%
32250Jacksonville Beach$634,295+3.0%
32034Fernandina Beach$617,328+0.2%

These communities also illustrate why today's prices cannot be explained by one regional trend. Neptune Beach reached its highest estimated value on record in September, while Ponte Vedra's 32081 remained 9.3% below its August 2022 peak. Both have high values, but their recent price movements are quite different.

Which Jacksonville ZIP codes have the lowest home values?

ZIP 32209 had the lowest typical value in the review at $104,814. It was followed by 32254 at $124,839 and 32206 at $129,219, all within Jacksonville.

ZIP codeTypical value1-year changeBelow peak
32209$104,814-5.1%17.4%
32254$124,839-7.0%22.9%

32208$148,184-1.5%12.3%
32202$149,004-11.3%39.7%

Lower typical values do not necessarily mean every home in these ZIP codes is inexpensive. Zillow's estimate describes the middle portion of the local housing stock, not individual listings. Buyers should also distinguish between a ZIP code that has historically had lower values and one experiencing an unusually sharp recent decline.

The following tables include all 59 ZIP codes, grouped by county and ordered from highest to lowest typical value within each county. The five-county Jacksonville metro consists of Duval, St. Johns, Clay, Nassau and Baker counties. Zillow also groups two ZIP codes in neighboring Bradford County, Lawtey and Starke, with the Jacksonville market.

The one-year and five-year columns show changes since September 2025 and September 2021. The final column shows how far today's estimate is below each ZIP code's highest recorded value since 2022.

Baker County posted gains in all three ZIP codes. Sanderson had the largest annual percentage increase of any ZIP in the complete review, despite having the county's lowest typical value.

Bradford County β€” 2 additional nearby ZIP codes

32058Lawtey$237,202+2.9%+25.9%1.0%
32091Starke$236,400+4.9%+33.8%0.2%

Bradford County isn't one of the metro's five counties, but Zillow counts these two ZIP codes in its Jacksonville market. Both recorded annual increases and remained close to their recent peaks.

Which ZIP codes are gaining or losing value fastest?

Sanderson's 32087 led annual gains at 7.6%, narrowly ahead of Neptune Beach's 7.5%. Starke followed at 4.9%, Glen Saint Mary at 4.2% and Bryceville at 4.1%. The gains show that a nearly flat metropolitan figure does not mean every community is standing still.

The largest decline occurred in downtown Jacksonville's 32202, where Zillow estimated an 11.3% drop over the past year. ZIP 32254 declined 7%, followed by 32209 at 5.1%, 32205 at 3.7% and 32256 at 3.1%.

Downtown's numbers deserve particular caution. ZIP 32202 is a small, condominium-heavy market, and values in small markets like it can swing sharply. Its 11.3% annual decline is significant in the index, but it should not be interpreted as proof that every downtown property lost that percentage of its value.

How far have Jacksonville home prices fallen from their peaks?

The Jacksonville metro reached a typical home value of $370,751 in September 2022. September 2026's $350,574 estimate is 5.4% lower, a difference of $20,177.

Individual ZIP codes have experienced much larger corrections. Downtown's 32202 peaked at $247,099 in September 2022 and stood at $149,004 this September, down 39.7%. ZIP 32254 was 22.9% below its November 2022 peak, while 32209 was 17.4% below its peak from the same month.

Other areas have held much closer to their previous highs. Neptune Beach, Bryceville and Keystone Heights reached new highs in September 2026, while Ponte Vedra Beach's 32082 was just 0.3% below its May 2024 peak.

The timing also matters. Not every community peaked during the same year: several reached highs in 2024, and some established new records in 2026. Comparing properties only against the metro's September 2022 peak could therefore conceal important local differences.

What has happened to Jacksonville home values over 10 years?

Long-term figures provide a different perspective from annual declines. Across the metro, Zillow's typical value increased from $190,167 in September 2016 to $350,574 in September 2026, an increase of approximately 84%.

Several lower-valued Jacksonville ZIP codes experienced particularly large changes. ZIP 32254 rose from $41,044 to $124,839, approximately tripling in value despite recent declines. ZIP 32206 increased from $43,195 to $129,219, while 32208 climbed from $63,318 to $148,184.

Neptune Beach also recorded a substantial increase, from $355,057 in September 2016 to $790,731 today. Ponte Vedra Beach's 32082 rose from $442,207 to $854,444 over the same period.

These figures illustrate why a short-term decrease does not automatically erase a decade of appreciation. However, a larger increase in estimated value does not establish how much profit a particular homeowner would make when selling.

Is Jacksonville cheaper than Tampa, Orlando and Miami?

Jacksonville remained the least expensive of the four Florida metropolitan areas measured by Zillow in September 2026. Its typical home value was also below the U.S. figure of $366,157.

MarketTypical home value1-year changeTypical monthly rent
Jacksonville$350,574-0.1%$1,680
Tampa$356,843-0.9%$1,991
Orlando$383,302-1.4%$1,929
Miami$476,815+0.3%$2,654
United States$366,157+1.2%$1,932

Jacksonville's typical home was $6,269 below Tampa's, $32,728 below Orlando's and $126,241 below Miami's. Tampa and Orlando recorded larger annual declines, while Miami posted a modest increase.

Nationally, typical home values rose 1.2% and reached a record high in September. Jacksonville's market, by contrast, remained below its earlier peak.

Rents show another important difference. Zillow's typical Jacksonville metro rent was $1,680 in September, up 2.2% over the year. That was $252 below the national figure, $311 below Tampa, $249 below Orlando and $974 below Miami.

What does this mean for Jacksonville buyers and sellers?

For buyers, the data suggests that searching across ZIP-code boundaries can reveal very different price levels and recent trends. Comparing Neptune Beach with other Duval County ZIP codes, for example, shows why a countywide average alone is not a useful substitute for examining the specific area where a home is located.

Buyers should compare current listings, property condition and recent comparable sales rather than assuming that Zillow's typical ZIP value is the price they will pay. A ZIP code with declining estimated values may deserve closer examination, but the decline does not guarantee that an individual seller will accept less.

For sellers, the recent direction of their ZIP code is more informative than relying exclusively on the region's 10-year appreciation. A homeowner in a market near its peak faces a different pricing environment from one in a ZIP code that has moved significantly below its previous high.

Both groups should treat Zillow's figures as a starting point. Its index is modeled, smoothed and seasonally adjusted, and smaller ZIP-code markets can experience larger swings. The practical lesson is to use the regional numbers for context, then evaluate the particular property and its immediate market.

How we did this

Jax Times analyzed Zillow Home Value Index figures for September 2026, released in October, covering the 59 ZIP codes Zillow assigns to the Jacksonville market. We compared typical values with September 2025, September 2021, September 2016 and each ZIP code's post-2022 peak.

Metro comparisons use the Zillow Home Value Index. Rental comparisons use Zillow's Observed Rent Index for September 2026. All home values are model estimates for typical homes, including condominiums, rather than median sale prices.
